Bed Bugs in PGs and Rented Flats: A Practical Guide

Bed Bugs in PGs and Rented Flats: A Practical Guide

Waking up with itchy red bites in a line on your arm is one of the worst ways to start a day — and if you live in a PG or a rented flat, you may not know who should fix it. This guide is for tenants, students and PG owners around Indirapuram and Vaishali.

First, confirm it is bed bugs

Bites alone are not proof; mosquitoes and allergies cause similar marks. Look for evidence. Use your phone torch to check mattress seams and piping, the corners of the bed frame, the headboard and the folds of the sofa. Bed bugs are flat, reddish-brown and about the size of an apple seed. You may also see tiny black spots (droppings), pale shed skins or rust-coloured spots on sheets.

How they arrive

Bed bugs travel in bags, clothes and furniture. A roommate returning from a train journey, a second-hand bed, or a previous tenant can all bring them in. They have nothing to do with how clean a room is.

Tell the owner early

In a PG or shared flat, bed bugs move between rooms through walls, furniture and shared sofas. Treating only one room rarely works. Tell your landlord or PG owner as soon as you confirm them, and ask for all sleeping areas to be treated on the same day.

What not to do

  • Do not move to another room or sofa to sleep — you will spread them.
  • Do not throw your mattress into the corridor; it spreads bugs to other flats.
  • Do not use kerosene or household sprays on the bed — they are unsafe and mostly ineffective.

How to prepare for treatment

  1. Wash bed sheets, pillow covers and curtains in the hottest water the fabric allows, and dry them in direct sun.
  2. Empty bed storage and side tables into sealed plastic bags.
  3. Move the bed slightly away from the wall so the technician can reach the frame.
  4. Keep bags and clothes off the floor until treatment is complete.

Why two visits

Most sprays kill live bugs but not every egg. Eggs hatch in about a week, and the young bugs start feeding immediately. A second visit 10–15 days after the first catches them before they can lay eggs of their own. Skipping the second visit is the most common reason bed bug treatment fails.

After treatment

Keep the room closed for 4–6 hours and air it out for 30 minutes before sleeping. You may still see a few bugs in the first days — they are coming out of hiding and contacting the treated surfaces. Do not vacuum or wash the treated bed frame for a week. A zipped mattress encasement helps a lot.

Who pays: tenant or landlord?

There is no single rule, and it usually depends on the rent agreement. In practice, most landlords in Indirapuram and Vaishali pay when bed bugs are found soon after a tenant moves in, because the problem probably came with the flat or its furniture. If a tenant brings bed bugs after travelling, the tenant often pays. Either way, the important thing is to treat quickly and treat the whole flat — arguing for two weeks while bugs spread costs everyone more.

For furnished flats and PGs, keep a simple record of when each room was last treated. It helps settle disputes and shows new tenants that the place is looked after. We give a dated service card after every visit for exactly this reason.

For PG owners

Treat all rooms together and schedule a quarterly inspection. Ask new residents to keep their luggage in the common area until bags are checked. We offer room-count pricing for PGs in Vaishali, Indirapuram and Vasundhara, and can work on weekends when residents are out.
