Pre-Construction Anti-Termite Treatment: Owner's Guide

Pre-Construction Anti-Termite Treatment: Owner's Guide

Many families in Niti Khand, Gyan Khand and older parts of Ghaziabad are rebuilding plots into modern builder floors. If you are one of them, the foundation stage is the one chance to protect the whole building from below at low cost.

What pre-construction treatment is

Pre-construction anti-termite treatment creates a chemical barrier in the soil under and around the building before the floor and plinth are laid. Termites coming up from the soil meet the treated layer and cannot reach the structure. It is far easier to treat open soil than to drill through finished floors later.

The stages

  1. Foundation trenches: the bottom and sides of foundation pits and trenches are treated before concreting.
  2. Backfill: the soil filled back around the foundation is treated in layers.
  3. Plinth area: the levelled soil under the ground floor slab is treated just before the floor is laid.
  4. Junctions: the area where the wall meets the floor, and around pipe and conduit entries, gets extra attention.
  5. External perimeter: soil along the outer walls is treated after the plinth is complete.

Timing is everything

Treatment must be done just before each layer is covered — treated soil that is left open for days, rained on or disturbed by workers loses effectiveness. Coordinate dates with your contractor so the pest control team arrives on the right day.

Chemicals

Only CIB&RC-registered termiticides should be used, at the dilution the label specifies. Ask the company which product and dilution they are using, and keep the bill and service card with your building documents.

What to check with your contractor

  • Is anti-termite treatment included in the contract, and by whom?
  • Will the treatment be done at every stage, not just once?
  • Will you get a service certificate with dates and warranty?

Common mistakes on site

  • Treating only once, at the foundation, and skipping the plinth and perimeter stages.
  • Leaving treated soil open for days so rain and foot traffic disturb it.
  • Allowing wooden shuttering, offcuts and sawdust to be buried in the backfill — this is termite food placed right under your floor.
  • Running plumbing and electrical lines through the slab after treatment without re-treating around them.
  • Not keeping any record of the dates, product or dilution used.

A good contractor will be happy to coordinate with the pest control team. If yours is not, insist — it is your building and your woodwork that will pay for shortcuts later.

After construction

Pre-construction treatment protects the base of the building, but termites can still reach wood through cracks that appear later, plumbing changes or soil disturbed during landscaping. Before the carpenter installs wardrobes and kitchens, a post-construction treatment at the floor-wall joints adds a second layer of protection.

Is it worth it?

Compared with the cost of replacing a modular kitchen or wooden flooring, pre-construction treatment is a small fraction of the building budget. It is one of the easiest decisions in the whole construction process.
