"But we live on the 11th floor — how can there be termites?" We hear this every week from society residents in Indirapuram. The answer is uncomfortable but simple: termites do not need to climb the outside of a building. They have a much easier route inside.
How termites climb a tower
The termites that damage homes in Ghaziabad are subterranean termites. Their colony lives in the soil, often under the building itself, and they need moisture to survive. A modern tower is full of vertical paths that stay slightly damp and dark: electrical shafts, plumbing ducts, the gaps around pipes that pass through floor slabs and the hollow spaces behind wall cladding. Termites build mud tubes inside these spaces and move up floor after floor until they find wood.
What they target in a modern flat
Modern flats have less solid timber than older homes, but much more engineered wood: particle board and MDF in modular kitchens, wardrobes and TV units. These materials are easy for termites to eat and hide damage well behind laminate. We often find a wardrobe that looks perfect from the front with its back panel and base already hollow.
Warning signs in a high-rise flat
- Thin mud lines near switchboards, behind the fridge or around bathroom and kitchen pipe cut-outs.
- Small piles of discarded wings near windows or tube lights, especially after rain in March–April or at the start of the monsoon.
- Laminate that bubbles or a kitchen shutter that feels soft at the bottom edge.
- A hollow sound when you tap door frames or wardrobe sides.
Why surface spraying does not work
When people see termites they often buy a spray and soak the affected cabinet. It kills the termites on that surface, the colony simply reroutes through the wall and appears a metre away. The colony itself — in the soil or the building shaft — is untouched.
How drill-fill-seal treatment works
A post-construction treatment drills small holes at the floor-wall junction and at the base of door frames, roughly 12–18 inches apart, and injects termiticide under pressure. The chemical spreads along the joint and forms a continuous treated zone. Termites passing through it are killed or carry the chemical back. In towers we also treat shaft openings, switchboard cut-outs and pipe entries, because that is where the termites are actually coming from. All holes are sealed the same day.
Why your society matters too
If termites are coming through common shafts, other flats on the same stack are likely to be affected. The most effective approach is for the RWA to treat the ground-level perimeter and common shafts while individual owners treat their own flats. That stops the source rather than chasing termites floor by floor.
Moving into a new flat?
The best time to protect a flat is before the modular kitchen and wardrobes go in. With bare walls, every joint can be treated cleanly in a few hours. Builders do pre-construction soil treatment, but it does not cover everything and it does not last forever.
What to do if you see signs
Do not break the mud tubes or spray them — it helps to leave them for the technician to trace. Take a photo, note where you saw them, and book an inspection. In Indirapuram our technicians usually inspect within a day, show you the entry points and give you a written quote with the warranty mentioned on the service card.
